Is the annual check different from the inspection done for a home sale?
Yes. The annual check is visual and covers what the tech can reach and see with normal access: firebox, damper, flue interior, cap, and the exterior stack. The fuller inspection comes into play when a house is changing hands, when an appliance has been swapped, or after an event like a chimney fire or a hard impact on the roof. What is included when you service a gas fireplace?
The tech checks and cleans the pilot assembly, tests the thermocouple or thermopile, and clears the burner ports so the flame pattern is even instead of lazy and yellow. The glass comes out for cleaning and the gasket gets inspected, since a poor seal on a direct-vent unit changes how the whole thing burns.
