1. My fireplace is a metal prefab unit, not brick — does it still need sweeping?

   Yes, and most fireplaces in San Marcos are exactly that: a factory-built firebox with a metal flue running up through a framed or stucco chase. They still collect creosote and soot from wood burning, but the inspection matters as much as the sweeping. On a prefab we're checking the refractory panels for cracks, the firebox joints, the chase cover on top, and the cap and its seals. Those parts have a service life, unlike masonry, so an annual look keeps small failures from becoming water damage inside the chase.

2. We converted to gas logs years ago and never use wood. Is there anything to do?

   There usually is. A lot of the gas conversions we see around here were done without addressing the damper, which is supposed to be clamped or blocked open permanently once gas is installed. If yours still closes freely, that's worth correcting. Beyond that, gas burns cleaner but doesn't burn nothing — flues still accumulate residue, and the cap and chase cover above a gas appliance rust the same as any other. Sealed inserts in the newer homes near the university area mostly need the venting and the glass gasket checked rather than a full sweep.

3. What fails most often on San Marcos chimneys?

   Four things, and they're all prefab-specific. Cracked or crumbling refractory panels in the firebox, which happen with age and heat cycling. Rusted chase covers, which are the flat metal lid on top of the chase and the single most common source of water getting in. Failed seals at the cap. And, on converted fireplaces, dampers that were left operable when they shouldn't be. Because so much of the housing here went up between the 1980s and the 2000s, a lot of those original chase covers and caps are now well past their intended life.

4. How soon can you get out here?

   Depends on the time of year. From roughly late November through February, when people actually light fires on the cooler inland nights, the schedule tightens and you may wait several days into a week. Spring through early fall we're typically out within a couple of days. If you're smelling smoke in the room, seeing water stains on the ceiling near the chase, or you've had a chimney fire, tell us that when you call and we'll prioritize it.
