What happens during a chimney inspection in Carlsbad

Inside first. Drop cloth down, damper open, flashlight and mirror up the throat. On the open masonry fireplaces with clay tile flue liners common in pre-1970s homes, we read the liner joint by joint for spalled tiles, missing mortar and glazed creosote — the hard black shine left by unseasoned or damp coastal-stored wood. On a factory-built unit we find the model label first, then check refractory panels for cracking and the firebox seams for gaps. A camera goes up when sight lines run out.

Then the exterior. Sheet-metal chase covers on stucco or wood-sided chases get checked for standing water, rust-through and open seams. We look at the rain cap, the spark arrestor screen for packed debris, the crown for cracks, and the flashing where the chase meets tile roofing. Salt air eats galvanized and even stainless hardware here, so fasteners get a look too. Seldom-used flues often hold bird or animal nesting.

Gas changes the checklist. Direct-vent and B-vent inserts and gas log conversions need the damper verified as blocked open and properly clamped, or exhaust spills into the room.
