Why a rusted chase cover is not a small repair
Water does more damage here than fire. On 1980s-2000s tract homes the chimney is a framed chase in stucco or wood siding, capped by a sheet-metal chase cover. Salt air attacks galvanized metal at the folded seams first. Once a pinhole opens, rain pools instead of shedding. That water tracks down the double-wall chimney sections into the framing. By the time rust streaks show on the stucco, or a stain appears on the ceiling below, the sheathing is usually part of the conversation. Swapping a cover is minor work. Rebuilding a soaked chase is not.
