Why a rusted chase cover is not a small repair

Water does more damage here than fire. On 1980s-2000s tract homes the chimney is a framed chase in stucco or wood siding, capped by a sheet-metal chase cover. Salt air attacks galvanized metal at the folded seams first. Once a pinhole opens, rain pools instead of shedding. That water tracks down the double-wall chimney sections into the framing. By the time rust streaks show on the stucco, or a stain appears on the ceiling below, the sheathing is usually part of the conversation. Swapping a cover is minor work. Rebuilding a soaked chase is not.

Pre-1970s Carlsbad houses have real masonry and clay tile liners. Those fail differently: cracked crowns, corroded or missing rain caps, and flashing that has quit where the chimney meets clay barrel tile. Tile roofs make that intersection fussy to seal.

Check what you can see. From the yard, look for a cap and an intact spark arrestor screen. Screens clog with needles and blown debris. Unused flues collect bird and animal nests.

Inside a prefab, look at the refractory panels. A crack you can catch a fingernail in means that panel is finished. Panels are model-specific. If the data tag is gone and the shell is rusted through, replacing the unit is the honest call, not patching cement.
