1. My chimney cap is rusting and I can see streaks on the stucco — is that from the ocean air?

   Almost certainly. Salt in the marine layer eats galvanized steel caps, spark arrestors, and flashing faster than anything else we deal with in Oceanside, and the rust runoff is what stains the chase or the stucco below. It shows up worse on the west-facing side of the house where the wind comes straight in. The fix is usually a stainless cap rather than another galvanized one, plus resealing the flashing before water finds its way down the outside of the flue. If the staining has been there a while, we check the chase or crown underneath, because rust streaks often mean water has already been getting past the top.

2. We have a metal fireplace in a stucco chase out toward Rancho del Oro — does that need the same service as a brick chimney?

   It needs service, just a different kind. There's no masonry to inspect, so we're looking at the chase cover on top, the firebox panels, the gasket and glass on the doors, and the joints in the metal flue pipe. On these prefab units in the newer east-side neighborhoods, the chase cover is the usual problem: it's a flat sheet of metal that pools water, and once it rusts through, water runs down inside the chase where you can't see it. Creosote buildup is often light because these homes don't burn much, but the hardware wears whether you use it or not.

3. What goes wrong most often in the older bungalows near the base?

   The small masonry fireplaces in the 1940s and 1950s stucco homes here were frequently built with no liner at all, or with clay tile that has since cracked and shifted. We see spalling brick, crumbling mortar joints in the smoke chamber, and crowns that have opened up. Add decades of coastal moisture and the damage compounds quietly. On a first visit to one of these houses we spend more time on the internal inspection than on the sweeping itself, because how much soot is in there matters less than whether the flue still contains a fire.

4. How soon can you get out here, and do you ever do same-day?

   Oceanside is a large service area and we're in North County regularly, so a few days out is typical for a standard sweep and inspection. Same-day happens when there's a cancellation or when you're calling about something urgent — a bird or raccoon in the flue, smoke pushing into the room, water coming down the chase. Fall is the crunch. Everyone here remembers the fireplace at the same time, right when the first cool evenings hit, so if you want service before you light the first fire, calling ahead of that rush gets you a better window.
